A recent study has revealed that a significant number of potential home-buyers spend less than 20 minutes viewing a property before making an offer. In a trial conducted in Ruislip, new eye-tracking software was used to help buyers avoid common pitfalls associated with quick decisions.

During the trial, participants were found to be more focused on trivial details rather than essential aspects of the property, such as the condition of the boiler, water pressure, or signs of damage. Surprisingly, areas like flooring, the roof, and the ceiling received the least attention during the tour.

Even though participants were given a full tour of the house, they failed to inspect crucial components like radiators, spending less than half a second looking at them in any room. This lack of attention to important details could lead to issues down the line for prospective buyers.

Research conducted by Zoopla among 2,000 homebuyers revealed that only half of them check the boiler during viewings. Additionally, a significant portion of buyers neglect to check for damp or condensation, indicating a lack of thorough inspection before making such a significant investment.

Daniel Copley, a consumer expert at Zoopla, emphasized the importance of thoroughly inspecting all elements of a property before making a purchase. Buying a home is a major financial commitment, and overlooking key features during a viewing can result in costly repairs or renovations in the future.

Zoopla offers various online tools, including filters, to assist buyers in finding suitable properties that meet their criteria. Lily Mace, a senior sales consultant at Coopers Residential, highlighted the importance of providing resources to help buyers and sellers make informed decisions during the home-buying process.

By utilizing innovative technology and taking the time to thoroughly inspect properties, home-buyers can make more informed decisions and avoid potential issues in the future. Prioritizing essential features like the boiler, radiators, and signs of damage can help buyers make a winning bid and secure a property that meets their needs for years to come.
